The main purpose of this position is to manage the asset in accordance with the lease agreements as well as all relevant local authority regulations. The Property Manager is involved in all aspects of day-to-day operations of the property, including accounting, tenants relations, maintenance, security etc.DUTIES:Business Management:

  • The Property Manager is responsible for the preparation, motivation and presentation of the annual building budget and mid year valuation budget for approval by the Portfolio Manager and final sign off by the Head of Asset Management (in collaboration with the Operations team).
  • Interprets lease agreements accurately to ensure proper execution of all terms and conditions contained therein.
  • Accountable for monitoring and collection of tenant arrears.
  • Provides accurate reporting and interpretation on net income.
  • Ensures accurate forecasting, variance commentary and interpretation thereof.
  • Keeps abreast with market activities in respect of tenant movement, new developments in the area, major vacancies and market trends.

Business Development:

  • Drives net income through the management of the delivery of the Asset’s key performance indicators through actual day to day running of the buildings and leases with the assistance of the Property Administration team:
  • Ensures tenant retention
  • Maximise net income
  • Minimise vacancies
  • Ensures that the renewal rate is equal or better than the expected renewal rate set annually
  • Manages arrears
  • Manages expenses in terms of the annual approved budgets
  • Maximise non-GLA income.
  • Performs new lease/renewal negotiations with the assistance of the Property Administrator.
  • Manages leases audits
  • Monitor marketing and promotions

Property Owners Association:

  • Ensures that all documents are in order in terms of statutory, financial and legal obligations.
  • Prepares budgets for sign off by the Commercial Portfolio Manager.
  • Coordinates and facilitates internal meetings:
    • AGM
    • Directors meeting
  • Prepares monthly report which includes the following:
    • Prepares monthly income statement variance report
    • Monthly RFC income statement variance report
    • Arrears management and reporting
    • Operational reporting
    • POA minutes
    • Utility management and reporting
    • Accrual management and reporting

Risk Management:

  • Ensures compliance with relevant Acts.
  • Ensures adherence to all Health and Safety regulations per site.
  • Controls, manages and governs the processes and systems within area of accountability to ensure compliance and minimise the business risk.
  • Implements all audit recommendations in area of accountability and resolve audit findings timeously.
  • Designs, obtains approval, implements and maintains policies within area of responsibility.

REQUIREMENTS:

  • 5 years property management experience in a similar role
  • Relevant degree in business, legal or financial management
